Gold Multifamily invests in multifamily real estate within the specific niche of value-add opportunities where we can force appreciation through massive Net Operating Income (NOI) growth.

We focus on creating social and economic impact through our investments. Through our investment we will positively impact more than one million families.

We purchase apartment complexes with a very narrow set of criteria – manage them effectively and efficiently – and distribute cash flow and profits to our investors.
What am I investing in?
You're investing in multifamily real estate projects that aim to generate sustainable wealth for investors. These can be in either single asset offerings or diversified funds.

Each single asset offering is owned and operated by its own, unique governing entity following a detailed Operating Agreement and Business Plan.
Can I invest with my self-directed IRA or other retirement account?
Yes! We have had countless investors participate with their self-directed retirement accounts.
How will investor reporting work?
Reporting is managed through our investor portal, which provides updates and performance metrics.

Investors will also receive monthly update emails with high level financial overview along with detailed, property specific updates.
What tax documents should I expect to receive?
K-1s will be posted to your profile in the investor portal, where you can easily download them. We aim to have the K-1s ready for you by the 3/15 deadline each year, or even earlier.
Can Gold Multifamily accept 1031 proceeds?
Depending on the situation, we might be able to accept 1031 exchange funds, but usually only for investments of $1 million or more. This is because setting up a deal like this can be more complicated and costly due to legal fees.
Am I investing in a Fund or a Project-Specific Syndication?
Gold Multifamily offers both single asset offerings and funds. Each raise will specify both the asset type and investment structure.
Who is eligible to invest with Gold Multifamily?
Gold Multifamily works with both sophisticated and accredited investors. Each project will specify which type of investor is permitted to participate.
Does any depreciation or losses get passed through to the investor?
Yes! Depending on the asset, Gold Multifamily will work with a cost segregation expert to conduct an engineering study, allowing investors to benefit from bonus and accelerated depreciation.
