At GOLD, we got our start in the small multifamily rental and residential construction space. After spending 3 years focusing solely on renovating and ground up development, we transitioned with laser focus to commercial multifamily. True to our values, we shifted our obsession to growing a full scale, vertically integrated company. Bringing with us is the ability to effectively build and execute on a business plan which includes extensive due diligence and ensuring that the asset will meet our client’s expectations.
Market Criteria
- Population Growth | Investing only in markets that experienced long and near-term growth above national and regional averages.
- Labor Market | Strong employment indicates propensity to pay and opportunity for rent growth.
- Technology Impact | Cities that concentrate on attracting digital innovation tend to grow beyond expectations.
- Access to economic opportunities | ensuring access for all residents within a market will ensure strong support staff for years to come.
Asset Criteria
- Cashflow | We want to be able to offer our clients distributions by the end of the first year. That requires us to buy at a cap rate at or near interest rates.
- Predictable Exit | A cash-out sale or 1031 exchange are required in order to proceed. If the deal requires seller-financing or something unique, it is not predictable.
- Value-Add Opportunity | Minimum of 3.0% cap rate margin created between exit cap and all-in cost cap rates.
Capital Stack Criteria
- Long Term Debt | Providing us with flexibility in our exit timeline also includes minimal prepayment penalty.
- Fixed Rate Debt | Predictable monthly costs.
- Simple Equity Waterfall | No complicated multi-tier hurdles. You can more easily predict your distribution and potential capital gains.
- No Cap on Upside | You deserve infinite upside potential.
